Grenada Cruise Terminal Building

The Cruise Terminal Building will be constructed as a one story building and be situated between the outer end of Granby Street and the Visitor Welcome Centre, subsequently creating a direct connection between the cruise ship jetty and the old town of St. George. 

Building Concept

The GTCB has been designed in such a manner that disembarking and embarking cruise ship passengers naturally pass through the building, creating maximum commercial impact for the retailers. This is secured by the direct connection to the Visitors Welcome Centre, which gives access to the safety quarantine zone on and around the cruise ship jetty, and also provides for the security and search facilities, which are presently required by the International Maritime Organisation (IMO).

However, the GTCB also benefits the existing tax-free retailing regime of the Government of Grenada which also allows for land-based tourists to benefit from the facility, subsequently strengthening the market conditions for the tenants in the GTCB. Actual figures of the Grenada Board of Tourism show an increase of land-based tourism from 118,000 annually in 2000 up to 142,000 in the year 2003.

The GTCB has been technically designed and engineered to meet international standards. The architectural design of Doug Walker, a Grenadian-born who lives in Trinidad, conforms to the town’s historical Georgian Architecture. The building has central air conditioning in common areas, a natural stone floor finishing throughout, and benefits from optimal natural lighting and maximum flexibility in terms of rental area division.

Furthermore, a central corridor provides for easy access to standard modular retail areas, with a typical module comprising of 2 x 27.5 sq. metres. In the spacious central area adjacent to the Visitor Welcome Centre, larger shops will be situated around an atrium. Each retail module is delivered as a warm shell and equipped with individual power supply, individual split unit, air conditioning, communications, water and sewerage hook up, to meet tenants’ individual demands and will be subject to individual metering. The retail areas along the corridor will be equipped with flexible closing shutters and delivered as a shell, allowing tenants to finish their area in accordance with individual house style requirements.

Further Developments

Zublin Grenada initiated the development of a commercial building as an extension of the shopping mall, combined with commercial office space along Bruce Street between the exit of the Sendall tunnel and the public square in front of the Cruise Terminal Building opposite Granby Street.
The construction of this building of approximately 4000 sq. meter is scheduled for October 2005.

A residential development of approximately 80 apartments and a health care centre along the access road to the cruise ships jetty under St.George’s Point is under consideration.
