Marina Village & Islander Hotel

Each residential development will have the required amenities such as a pool, activity rooms and sufficient parking for both the residents and guests.   The ground floor of the residential buildings facing the marina will contain limited amounts of commercial facilities so as to, once again, create activity along the waterfront and provide additional support for the marina.  Marina parking is included in a surface parking area located immediately adjacent to the marina.

The Islander Point Residential Area - The new boulevard will wind around a large park/open space that will frame the residential development on the Spice Island Point.  Once again these buildings will be low rise garden apartments with a maximum height of 5 to 6 stories.  Two new beaches will be created facing towards the St. George’s Point along the reclaimed lands, to serve the residential area, and a recreational facility with tennis courts and a spa will be located towards the west on the pedestrian access path to the New Islander Hotel.  The new beaches will be created as illustrated in the plan and will serve the residential areas. 

A total of approximately 201 apartments ranging in size from 160 square meters to 200 square meters are proposed. A private marina with approximately 16 berths for yachts up to 15 meters in length-over-all (LOA) will be provided to specifically serve the residential area.  Additional berthing is provided in the Spice Island Marina.

Hillside Town Home Villas – Approximately 102 hillside town homes in the 160 to 200 square meter range will be constructed on the hill side to take advantage of the exceptional views and create a unique community in St. George.

 Marina Village and Retail

The New Marina will consist of approximately 153 slips to serve the boating needs of St. George.  Marina slip distribution is contemplated at 106 slips for yachts up to 15 meters in LOA, 44 slips for yachts with 18 LOA, and 3 slips for mega-yachts with 44 meters LOA.

Up to 2,000 square meters of retail are proposed for the land areas at the foot of the Islander Hotel Site, within the flat lands on the Spice Island Marina.  This retail will form the terminus of the improvements to the Blue Lagoon Pedestrian Promenade and will provide an added incentive for pedestrian activity both along the water’s edge of the Spice Island development and also along the Blue Lagoon.

Sufficient parking will be provided for all the uses proposed for the Marina Village.  Parking for the marina will be provided as per accepted international demand practice, in excess of 1 parking space for each 4 yachts or approximately 45 spaces dedicated to marina parking. Additional parking to meet the retail demand will be provided, this parking will consist of approximately 100 spaces to meet the demand of the 2,000 square meters of retail proposed.  Residential parking will be provided within each residential building to meet the specific demand of either the bedroom composition of each unit and additional visitor parking.
